Overview of RAD at Parkway Woods

On June 8, 2015, HOC held a meeting for Parkway Woods and Ken Gar residents at the agency’s main office in Kensington. The meeting was facilitated by Ellen Goff and Jay Shepherd from HOC’s Real Estate Development. Staff from HOC’s Resident Services, Property Management and Legislative and Public Affairs were also present.
The meeting opened with an update on the project and relocation. Residents have received and turned in surveys which listed their preferences regarding temporary or permanent relocation during RAD construction.
Portfolio Information Manager Ellen Goff told residents it may be easier for them to relocate to a renovated unit because it will be upgraded and will only require one move. However, residents are allowed to return to their current units after the renovation if they prefer. If residents choose to keep their current unit, they must move everything out prior to the start of the renovation. HOC will find temporary units for residents during the renovation process and provide all moving materials. If you are relocated to a larger unit, your rent will stay the same. New units will soon be available in Germantown and Gaithersburg.
Relocation notices were distributed to residents at the meeting and will be mailed to all residents of Ken Gar and Parkway Woods.
Senior Financial Analyst Jay Shepherd told the audience that renovations will start first at Parkway Woods in the next three weeks. Ken Gar renovations are expected to begin the week of July 13th. Vacant units will be renovated first and work is expected to take approximately 30 days per unit. All renovations should be finished by early September.
Questions & Answers:
Q: Will washers and dryers be stackable?
A: Most washers and dryers will be stacked inside the unit. However, some units will have enough space for side-by-side laundry appliances.
Q: Will more handicapped parking spots be added to Ken Gar?
A: HOC is required to have a percentage of handicapped parking spots based on the property population. Residents will be given parking stickers to display on their vehicles. A sign will be posted to warn violators that towing is enforced.
Q: May I see a unit designed for someone who has mobility impairment?
A: HOC has a mobility unit at Seneca Ridge recently renovated available for showing. Please contact the Real Estate Development office or Property Management for more information.

· HOC’s Commissioners approved the development and financial plan for the property.
· HOC will submit its plan to HUD on August 15, 2014.
· HUD will review and provide feedback to the agency within 90 days of submission, or by November 14, 2014.
