Job Description:

 

 

The Trades Maintenance Worker, Lever I or II position is responsible for performing all levels of apartment maintenance to include electrical, plumbing, carpentry, appliance repair, exterior upkeep and HVAC on neighboring properties. Will rehab vacant units, perform preventative maintenance on units/systems and troubleshoot/repair air conditioning units and furnaces. Must be willing to work outdoors for long periods of time and perform on-call duties at night and on weekends.

Minimum Qualifications – Trades Maintenance Worker I, Grade 15:

  • Requires one year of building/housing maintenance experience or recent Certification in Apartment Maintenance from a recognized College, Trades School or equivalent institution.

Applicant must pass an HOC administered written Maintenance Skill Assessment Test (Level I).

Minimum Qualifications – Trades Maintenance Worker II, Grade 17: 

  • Three years building/housing maintenance experience.

Applicant must pass both a written Maintenance Skill Assessment Test (Level II) and a hands-on demonstration of necessary skills.

Essentials Duties& Responsibilities:

  • Perform basic troubleshooting and repairs to heating and air conditioning equipment.
  • Correct electrical, plumbing, carpentry, appliance and minor structural problems under general supervision.
  • Maintain supplies and parts for building.
  • Keep tools and supplies in good working order.
  • Assist with rehab of vacant units.
  • Clean or replace air filters on a scheduled basis.
  • Assist all staff in security of building.
  • On-call duty to provide coverage for emergency maintenance service at specific properties
  • may be assigned on a rotating basis.
  • Perform other related duties as assigned.

Knowledge and Skills Needed:

  • Basic HVAC skills and the ability to determine when service is needed.
  • Ability to use and care for tools, material and equipment.
  • Ability to prepare and maintain simple records.
  • Ability to frequently lift and carry 50-100 lbs. weight
  • Plumbing, carpentry and electrical skills.
  • Ability to understand and follow oral and written instructions.
  • Strong English communication skills, both verbal and written.
  • Ability to deal tactfully, effectively and courteously with the general public.
  • Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as scheduled.
  • Must possess a valid motor vehicle operator’s license and driving record. Possession of a medical examiner’s certificate in accordance with Maryland State Commercial Driver’s license requirements when required for job duties.
  • CFC Type I & II preferred.

Education:

  • High School graduation or equivalent.
  • Two years building/ housing maintenance experience (this is an entry level position.
  • One year of maintenance experience or technical training, this position is open to individuals coming out of technical school.
