Welcome to Hillandale Gateway, a visionary new all-electric, mixed-use, mixed-income, intergenerational community that will provide hundreds of much-needed affordable and market-rate homes, foster economic growth and be a catalyst for revitalization in eastern Montgomery County.

Hillandale Gateway will utilize HOC’s innovative Housing Production Fund (HPF) to build 463 total residences in two buildings.

SUSTAINABILITY

Hillandale Gateway will redefine the standard for high performance sustainability in multifamily residential buildings. Hillandale Gateway – being developed in partnership with The Duffie Companies and PS Ventures – is planned to be the mid-Atlantic region’s first Zero-Net Energy high-rise multifamily residential building. Hillandale Gateway accelerates energy efficiency, renewable energy and clean energy investment in the county and is directly in support of the goals of Montgomery County’s Climate Action Plan.

DEVELOPMENT PARTNERS

HOC is partnering with The Duffie Companies and PS Ventures to develop Hillandale Gateway.

 

FINANCING STRUCTURE

Hillandale Gateway is the second development to include funding from HOC’S innovative, award-winning Housing Production Fund (HPF). The HPF will provide $35 million in construction financing. The project’s total financing of $303 million in the form of private and public debt as well as other sources including over $52 million in Low Income Housing Tax Credit (LIHTC) Equity, $16 million in Montgomery County Housing Initiative Funding (HIF), $10 million in Montgomery County Green Bank financing and more than $2.5 million in State grants.

Financial partners include Wells Fargo, Citi Community Capital, Montgomery County Department of Housing and Community Affairs, Maryland Department of Housing and Community Development, Maryland Energy Administration, and Montgomery County Green Bank.

 

TIMELINE

Construction is projected to be completed in early 2027, with occupancy and stabilization expected in HOC’s 2028 fiscal year.
