BUILDING THE FUTURE OF SILVER SPRING

The redevelopment of Elizabeth Square represents the vibrant resurgence of a key section of downtown Silver Spring. Four mixed-income, mixed-use multifamily residential buildings will provide more than 900 homes. The Silver Spring Recreation and Aquatic Center (SSRAC) offers recreation and meeting spaces, while the Holy Cross Health Center – integrated into The Leggett senior residence – provides essential health services to the entire surrounding community.
 

Adjacent to Elizabeth Square will be the new headquarters of the Housing Opportunities Commission (HOC). Work on the nine-story headquarters building located at 1428 Fenwick Lane began in early May 2024 and is designed with the top floor as a +/- 3,500 square foot amenity floor for all building occupants. The main entrance to the lobby is at the corner of Fenwick Lane & Second Avenue. HOC is exploring options for the first floor to provide service amenities to its customers and the larger community.

SPECIFIC PROJECT UPDATES

Elizabeth Square Demolition: July 2024 Update

This month you can expect to see the following activities:
  • The contractor handling the demolition will begin to mobilize equipment required for the demolition, which means there will be a larger presence of work trucks and construction vehicles with equipment at the site.
  • Modifications to the perimeter fencing will occur to ensure the site is secure and pedestrians cannot access the site.
  • There will be work done to the interior of the building during this time to prepare for larger demolition activity on the exterior in the coming months.
  • Residents of the area may begin to see swing stages being set up on the building. These are commonly used for exterior access on various, multi-story construction projects. A swing stage is a suspended scaffold platform suspended with steel cables from a permanent or temporary support system on the structure.

New HOC Headquarters: July 2024 Update

This month you can expect to see the following activities:
  • Installation (in conjunction with PEPCO) of electrical vaults
  • Additional site excavation
  • Pouring of concrete foundation
Within the next three months we expect to perform additional excavation and concrete pouring, followed by the installation of the tower crane for the vertical construction.
